Why Hard Work & A Great Design Make The Best Reviews

Over the years we have worked with all types of clients: Realtors, builders, homeowners, investors, etc. You name a field, EED has probably worked with it! What’s the point? Experience. Accreditations are great and all, but one fancy piece of paper can’t make tough calls on site for stage days. Don’t get me wrong, we are proud to be recognized as an accredited home stager. We have learned so much through our training and have been challenged to think outside the box for creative solutions, but the experience we have learned through our many years of home staging have taught us the most. It is that consistent hard work that has led us to some of our best designs and greatest success stories.

We had the privilege of not only staging a unit at Station 121 but also designing the centralized community space as well. Originally a Mack Truck Factory, Station 121paid tribute to its origins by keeping original building elements exposed, such as the metal trusses and brick. Playing on this same idea of mixed materials, our goal for the staging was to incorporate mixed elements throughout the space while also softening it visually through soft goods. Neutral tones allowed for a naturally open feel, while white rusty red and navy accents complemented the exposed brick throughout. Some last minute re-selections were made during this staging because of the tight turn and hallway when first entering the unit. In the end, we were able to keep the integrity of the design intact due to  some extra hands on deck – our interns at the time!

Both Sutton Hill and Rosemont were a bit of a different atmosphere than we are used to staging. The average resident at these complexes was either a young couple, roommates, or small families. The pool and playground were in constant use with little kiddos running around, so we knew our staging needed appeal to families with young kiddos. We don’t typically keep kid sized beds in our staging inventory, but we did happen to have a few cribs available that we utilized in the stagings to set up nurseries. Spacious Living Rooms allowed us to bring in a large sofa and sectional for prospective residents to picture themselves spending time with their family in on a daily basis.

Not one, not two, but THREE units have now been staged by EED at Aventura in West Des Moines. The first unit we staged was a two bedroom with an office on the second floor. It performed so well we got the “go-ahead” to stage two more units with different floor plans, both on the first floor. Since Aventura is a 55+ luxury community, the average potential buyer is a pretty specific niche. The Realtors were hearing the same thing over and over – it was hard for potential buyers to imagine a brand new condo as their home, especially when they were moving from an older, two-story home they had been in for 20+ years. We aimed to combine the newer modern finishes of the units with the concept of preconceived comfort. The result was three unique luxury designs that incorporated both warmer beige tones with cooler gray tones – and pops of bright, fun color.
